Real Estate Signs and The Rule of KISS

by Hal James

It wasn’t long ago that selling a home was as simple as breathing. Well, homeowners are coughing pretty hard these days. To beat the current real estate market flu, you need to focus on the small things when selling your home.

The first step to selling your home is to get it into the proper shape. There are plenty of guides and articles on how to do this, so I’m going to skip it to focus on the next, vital step you need to take.

There are many aspects to selling a home that you should be investigating. You should list your home with online sites. You should also list your home with the local MLS directory. But this doesn’t mean you shouldn’t also rely on basic marketing techniques.

One of the simplest and oldest strategies for advertising a home is the real estate sign. You know, the “for sale by owner” red and white signs. The internet is great, but these signs really work if you use them.

The first thing a buyer looks for when seriously shopping for a home is, well, a home. Right? Wrong. Yes, buyers can sit at their desk and click through home listings, but they’re really looking for areas before homes.

When buyers find an area they like, they’ll drive it. Always! When they are driving the neighborhood, they are very attentive. You’ve seen them in your area. They’re the drivers that lurch to across the street to read a for sale sign!

The eyes are stated to be a path to the soul of a person. Your signage is a path to your home. Your space is limited, so make sure to provide basic information including beds, bathrooms, price and contact information.

Keep in mind that your general for sale sign is not used to generate sales. Instead, the only purpose of the sign is to get the potential buyer to drive by the property. When they do, you’ll have another type of sign to snag them.

Each home for sale should have a post sign in the front yard. It should have a box on it containing brochures for the home. The brochure should be a full profile packed with information. This is the hook to get them to come see the home.

What have we done? We’ve taken a buyer that knew nothing about your home and put a brochure in their hands. All using one of the oldest real estate marketing techniques. Not bad, eh?
